Process phases we teach every client: (1) Scope & budget honesty - what you want vs. what the house allows. (2) Design & decisions - the phase people rush and regret; every decision made before demolition saves multiples later. (3) Permits & approvals - timelines vary wildly; start earlier than feels necessary. (4) Build - where good preparation pays out. House-age surprises to warn about: pre-1950s homes: knob-and-tube or dated wiring, plumbing stacks, uneven structure - budget headroom needed. 1950s-80s: possible asbestos in flooring/insulation - test before disturbing. 1990s+: usually fewer surprises; finishes dominate cost. Sequencing rules: kitchens/baths - plumbing and electrical layout decisions come before any finish shopping. Extensions - engineer and planning first, design second, Pinterest third. Whole home - live through it in phases or move out; deciding this early changes everything. Budget guidance: we never quote numbers sight-unseen. We DO teach the split: roughly a third structure/systems, a third labor, a third finishes - and finishes are where control lives. Always recommend a contingency cushion and honesty about the 'while we're at it' temptation. DIY line: painting, hardware, demolition (sometimes) - yes. Anything with water, gas, structure, or electricity - professionals, no exceptions.
